Spending to Sell Your Home

As if the stress of selling a home wasn’t enough then you find out that in order to get a good deal you’ll probably have to spend a few bucks. Spend money to sell? Seems a little backwards but the average homeowner spends money to ensure they sell the home. Most are minor renovations with a few added curb appeal additions, but just the principle of having to dress up a home to make sure it can entice the buyers; but it could mean the difference of thousands of dollars if the buyer believes they need to upgrade.

Not every home on the market is appealing but any home can be dressed up to entice a buyer. Buyers want to feel what it would be like to live in your home and it must be better than the house next door.

We all believe our home is comfortable or lived-in and someone out there would be grateful to get it, right? But the truth is we become comfortable living among the non essential elements that don’t inspire other homeowners. The wallpaper from the 1980’s; the wood paneling throughout the lower level or the American flag themed master bathroom that surely inspires one’s love for their country but not everyone wants to bathe to that theme everyday.

Where do spend your money in order to get your home to sell? Start by critiquing your home yourself and compare to your friends homes. Do you think you need to bring it up to modern standards? Modernizing the surroundings will bring you more potential homebuyers and much more in profits. After you look over your property and make a few notes meet with a realtor to find out their thoughts on where you should spend your money to help sell your home.

Here are a few common items that must be done to prepare your home for the market:

  • Paint your home in a neutral color; this instantly revives the rooms and improves the conditions of your walls
  • If you have a deck that hasn’t been maintained, start with a good power washing and re-stain
  • Replace worn/stained carpeting
  • You need curb appeal; clear any weeds, remove dead plants/trees, mow the lawn and mulch where needed. Does the exterior need painting? Is the front foot path and front door welcoming?
  • Relax; it’s never as bad as it seems. Rely on your real estate agent to inform you of the important choices for modernizing your home. There is no need to waste money on a home you don’t intend on keeping.
