Finding a New Construction Home Builder
WHERE DO YOU START LOOKING?
Selecting the right builder for your new construction home is like choosing the right doctor when you need an operation. Not only must your home builder have knowledge and skills, but your personalities should work well together.
To select a builder for your new construction custom home, begin by thinking about yourself. What kind of customer are you? Some builders emphasize straightforward business operations and tight cost controls. Others are service oriented that cater to your every whim—with prices set accordingly.
If you purchased or built other homes, recall which aspects of those experiences you enjoyed most—and least.
Choose the homebuilder that best meets your needs.
RESEARCHING YOUR BUILDER
Begin by researching the homebuilding companies in the area where you want to live.
Start by gathering a preliminary list of candidates from sources that may include:
- • Local chapters of the National Association of Home Builders can provide names of companies with certified builders.
- o Home Builders Association of Lexington – Serving Lexington in Fayette County, Paris and N Middletown in Bourbon and Winchester in Clark County.
- o Scott County Home Builders Association – Serving Georgetown and Scott County 502-370-6677
- o Southeastern Kentucky Home Builders Association (HBA) – Serving Richmond, Berea and Madison County
- • Ask friends, relatives, and co-workers about who built their house.
- • Real estate agents can offer builder names and insights into quality and customer satisfaction.
- • Drive around the area in which you would like to live; pay attention to new neighborhoods.
DECIDING ON YOUR BUILDER
To narrow your list of builders, visit builders’ model homes, occupied homes, and/or homes under construction.
- • Model Homes - Look carefully at every model or home you visit. Notice how doors and windows fit, notice wood trim installation, and paint and stain coverage. Examine the exterior Keep in mind, the quality you see, is the same quality the builder will deliver.
- • Occupied Homes - If you are considering a custom and semi-custom builder you may need to visit an occupied home to experience the builder’s work.
- • Homes Under Construction - Visit the builder’s homes under construction to experience the variety of floor plans and check the quality of construction
EVALUATING THE BUILDER
Many factors must come together for you to be comfortable with your builder— design, quality, price, scheduling, and of course, location. When interviewing the person who would be in charge of building your home, consider the following:
- • How well does this company listen?
- • Are your questions answered clearly and completely?
- • Are the builder’s suggestions and comments helpful and relevant?
- • Does the builder provide a homeowner manual that guides buyers through the process and serves as a reference after move-in?
- • Does the company schedule a preconstruction conference to review everything before starting construction?
- • Are there routine points when you are invited to tour your home and have the builder’s undivided attention to discuss questions?
- • What is the policy on change orders?
- • How does the company determine a delivery date?
- • Review the contract, warranty, and warranty standards. Note the amount of detail provided. This same attention to detail usually flows through the construction of the home.
